Pebblebrook completes US$125m W Los Angeles-Westwood purchase

Pebblebrook Hotel Trust has announced it has acquired the 258-bedroom W Los Angeles-Westwood from Starwood Hotels and Resorts in a deal worth US$125m (EUR99.8m, £79.1m).

Starwood will continue to operate the hotel, which houses a 7,000sq ft (650sq m) Bliss-branded spa with 10 treatment rooms and luxe men’s and women’s lounges.

A retail boutique and movie-while-you-manicure nail stations also form part of the spa, which uses Bliss and Remède products and offers services such as the Triple Oxygen Treatment and the Carrot and Sesame Body Buff.

Elsewhere at the hotel is a Sweat-branded fitness centre open 24 hours a day; Wet, a heated modern pool and cabana filled relaxation area; and the NineThirty restaurant.

Pebblebrook and Starwood are now planning a multi-million dollar refurbishment, which will include a renovation of NineThirty and a complete overhaul of the pool area and ground floor lobby among others.

Last year, W Los Angeles-Westwood operated at 84 per cent occupancy and it is forecast the hotel will generate EBITDA of at least US$8.3m (EUR6.6m, £5.2m) and net operating income of up to US$7.5m (EUR6m, £4.7m).

Pebblebrook chair, president and CEO Jon Bortz said: "We're thrilled with the acquisition of W Los Angeles-Westwood in the dynamic, high-barrier-to-entry West Los Angeles neighbourly of Westwood."

"We continue to pursue opportunities to sell our owned real estate at the right time to the right owners in the best interest of shareholders," added Simon Turner, president of global development for Starwood.
