The Knox, Auberge Resorts Collection, will have a luxury spa and fitness centre when the property opens in Dallas, Texas, in 2026.

Being developed by BTD and MSD Partners, Trammell Crow Company, Highland Park Village Associates and The Retail Connection, Auberge was chosen to operate the 140 hotel rooms and 48 private residences in 2023.

The property is being built on the doorstep of Dallas’ prestigious Highland Park Village neighbourhood and at the edge of a 3.5-mile urban park that's home to a historic disused section of an 1880 railway route across America called the Katy Trail (shortened from Missouri-Kansas-Texas to MKT).

It will have a spa with treatment rooms.

There will also be an outdoor pool and a fitness centre.

TLees Spas has worked on the concept, planning and financial projections.

The building's designers are Dallas-based Chad Dorsey and British firm, Martin Brudnizki Design Studio. Martin Brudnizki is known for his opulent design at The Ivy in London, Splendido in Portofino, Fifth Avenue Hotel in New York City and Le Grand Mazarin in Paris – among others.

Conceived as a modern mash-up of health club, performance hub and spa retreat, it reflects both the modern wellness movement and the enduring appeal of highly-crafted personal care.”

The owners

MSD Partners is a private equity firm that manages the assets of Michael Dell (founder of Dell Technologies) and his family. The firm currently has more than US$11 billion invested in real estate.

In addition to The Knox, BDT and MSD Partners’ major hospitality real estate investments include Four Seasons Maui at Wailea, Four Seasons Hualalai in Hawaii, Four Seasons Vail, Fairmont Miramar in Santa Monica, The Boca Raton, the Naples Beach Club development (a Four Seasons and Discovery Land Company project).

Trammell Crow Company (TCC) is a real estate developer and independently-run subsidiary of global commercial real estate company, CBRE.

Highland Park Village Associates is a retail group that manages leases, property operations and marketing for its principal property, Highland Park Village. The company owns and advises on other retail developments in Texas, North Carolina, Arizona and Colorado.

The Retail Connection (TRC) is one of the largest privately-owned real estate brokerage, management and investment firms in the US. TRC represents more than 300 retail, restaurant and entertainment chains across the US.
